Two roof systems, one building
This building combines hip and gable shingle roofs with large flat sections, which is common on mid-century West LA apartment buildings. Each slope gets the system built for it: architectural shingles where water sheds quickly, and a continuous white membrane on the flat areas where water moves slowly and HVAC equipment sits. Transitions between the two systems are where leaks usually start, so the shingle edges, the courtyard perimeter and the clerestory gables are all flashed into the flat roof.
Skylights, HVAC and the courtyard
The flat roof carries several skylights and multiple condenser units. Every skylight curb and equipment penetration is sealed into the new membrane. The open courtyard in the middle of the building adds a long interior roof edge that needs the same attention as the outside perimeter.
Why a white flat roof in West LA
A white reflective membrane keeps the roof surface cooler than a dark one, which helps the top-floor units and the rooftop HVAC. West Los Angeles is part of the City of Los Angeles, where re-roofs go through LADBS and cool-roof requirements apply to many low-slope roofs. More on local work: roofing in West Los Angeles.
Frequently Asked Questions
Can one contractor replace both the shingle and flat sections of a building?
Yes. On this West LA building, Smart Roofing installed both the shingle roof and the white flat roof in one project, so a single crew was responsible for the transitions between them.
Why use a white flat roof on an apartment building?
A white reflective membrane absorbs less heat than a dark surface, which helps top-floor units and rooftop HVAC. In the City of Los Angeles, many low-slope re-roofs also have to meet cool-roof requirements.
Do you work on multi-unit buildings in West Los Angeles?
Yes. This project is a two-story multi-unit residential building in the Barrington area. We coordinate access and scheduling around residents. See our Flat Roof Systems.
